East Falmouth is the largest village in Falmouth with more residents and more properties for sale than any other area in Falmouth. There are various associations and beautiful coastal neighborhoods with short walks to private association and public beaches, tons of boating access through the various ocean inlets and inland there are several areas with much larger lots, agricultural zones, ponds and cranberry bogs.
Boaters love East Falmouth for its various access points, boatyards, Waquoit Bay and the straight shot through Vineyard Sound to Oak Bluffs on Martha’s Vineyard. Kayakers, young sailors and windsurfers love Waquoit Bay’s calm waters and adventure enthusiasts come from far and wide to explore Washburn Island, hiking or fishing for the day, or camping in one of the 11 campsites. These campsites are so desirable they book immediately as soon as they become available.
With a wide range of options, this is still the best village to find a good deal. While property values in some neighborhoods closer to the water are comparable to other villages, you can still find homes with waterviews and boating access for under $400,000. In 2018 there were 149 homes actively for sale throughout the year.
For Buyers: The best deals are found in the fall and winter months when historically sellers are willing to accept a lower price. The median selling price is $425,450 so half of all homes sell for less! The most homes tend to be on the market in this area in the fall months. As of early March there are 85 active homes for sale with listing prices ranging from $174,900-$2,795,000.
For Sellers: In the early spring buyers become more competitive, homes sell for more and faster than at any other time.
